Instructing a Solicitor

We will do what we can to help and make the sale process as efficient and stress free. However it is important you instruct an efficient and knowledgeable solicitor.  It is good to use a solicitor who is familiar and experienced in the area and if you are not aware of any we can certainly help having worked closely with partners for a number of years.

Presenting your property

Presenting your property is vital to getting to it successfully sold. Our professional in-house photographers will take high quality images and draw up accurate floor plans. For them to do this, it is important you show your home in the best light  addressing any DIY issues and where necessary, decluttering to show rooms in their truest form.

Marketing your property

Once you have signed our Terms of Business, we will get on to immediately marketing it through our stunning website, major property portals, and our extensive network of business partners. Our social media specialist monitors our various channels throughout the day making sure your property is advertised through all of them and enquiries are followed up.

Viewings

With longer opening hours, options to contact us after our office hours, and through accompanied viewings, we can use our knowledge and expertise to help you sell your property quickly.

Our offices are open 8.30am-7pm Monday to Friday and 10am-5pm on Saturdays. In addition to this, we are available out of typical working hours to help you with any concerns you may have.

Offer Stage

As soon we receive an offer we will let you know.

We will also highlight any special conditions of the offer and check the buyer’s ability to proceed before you decide whether or not to accept the offer.

Offer Agreed

Once your offer is agreed we will:

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor’s details

Your solicitor will send then send out a draft contract to the buyer’s solicitor who will then carry out initial enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and a date for completion.  We will advise you throughout every stage and keep you updated constantly. There are no legal obligations until contracts are signed.

Exchange of Contracts

The Exchange of contracts will happen when the following have been confirmed and agreed:

  • Initial enquiries following receipt of draft contract
  • Evidence of a good title
  • Specific issues highlighted in the lease (if applicable)
  • Local search queries
  • Details of fixtures and fittings to be included in the sale
  • Mortgage offer of the buyer

Once the contract is signed by both parties the deposit, usually 10% of the purchase price (unless otherwise agreed), is transferred or paid in the form of a banker’s draft from your solicitor to the seller’s solicitor. You cannot exchange without a completion date so this needs to be mutually agreed and then the exchange takes place, it now becomes legal and binding.

Completion

Completion occurs once you are told that the buyer’s solicitor has transferred the remaining balance to your solicitor. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys. You property is now sold.
